Verify Credentials at Their Source

Use the North Carolina Home Inspector Licensure Board directory and consumer resources to check licensing information. Ask about any advertised certification and verify it with its issuing organization. Professional membership, licensing and specialized training describe different qualifications; none is a guarantee that every defect will be found.

Read the Inspection Agreement

Ask what systems and components are included, what access is needed and how limitations will be reported. Discuss concerns specific to the property before the appointment. Radon testing, water testing, mold sampling, wood-destroying insect inspections and other specialty services should be confirmed separately rather than assumed to be included.

Review How Findings Are Communicated

• Ask to see a sample report so you can assess whether explanations and photographs are useful to you.
• Confirm when the report will arrive and how you can ask follow-up questions.
• Ask how inaccessible areas and recommendations for further evaluation will be documented.
• Allow time for any recommended specialist or contractor follow-up before your transaction deadlines.
