The General Home Inspection is a multipoint inspection involving a non-invasive assessment of the readily accessible portions of the home. We will document and explain to you and your agent the house’s overall general condition. We will note any defects that we find along with points of information that may be relevant. The General Home Inspection applies to:

  • Pre-purchase “Buyer’s” Inspections
  • Pre-listing “Seller’s” Inspections
  • Maintenance “Homeowner’s” Inspections
  • 11th Month “Builder Warranty” Inspections

The investor inspection is, as the name implies – designed for those looking to invest in real estate as a source of income. These inspections are limited in scope covering only the four primary systems of the house:

  • HVAC

The investor inspection is not intended for those intending to use the property as their primary residence.

Annual inspections are for the proactive homeowner. This inspection is an abbreviated inspection, limited in scope, intended to stay current with the home’s condition. Annual Upkeep inspections must be preceded by a General Home Inspection, performed by Realm, within the previous 12 month period.

Termite & Pest

We partner with local experts to provide Wood Destroying Insect Reports (WDIR) required by some lenders and insurance companies. Most policies will not cover termite and pest damage. Water Testing

Mold :: Limited

The Limited Mold Inspection is meant for those who suspect mold is present. It is reserved for a specific area-of-concern in the home, limited to a single location, like a bedroom or crawlspace. Private Well

Private Wells are not part of the NC Standards of Practice general home inspection. We go beyond the SOP with this service to determine if the well is providing an adequate water source for the dwelling. We check the tank's pre-charge & draw-down, switch cut-in & cut-out settings, flow rate, and include a basic water quality test.

Septic

Wastewater systems are a major component and require special licensing to inspect. Easy to maintain yet very expensive to repair. The only way to fully inspect a septic system is to pump-out the tanks, costly but not as costly as missing a concealed defect. Outbuildings

Outbuildings include detached structures such as a shed, storage building, or detached garage, all limited to a single story. These structures do not include conditioned, livable spaces. You can hire a contractor, roofer, plumber, electrician, etc., to do the same thing, but we're the unbiased party that will offer guidance without selling you something you don't need.

The second leading cause of lung cancer behind smoking.  A naturally occuring, virtually undetectable gas found worlwide.  Studies have proven its negative health effects.  There is no known safe exposure limit.  Radon testing is included with ALL of our Package inspection options.

Termites and other wood destroying pests are responsible for over $3 billion in damage annually with the average home mitigation and repair bill near $3,300 each.  We partner with local experts to provide Wood Destroying Insect Reports (WDIR) required by some lenders and insurers.  Most homeowner policies do not provide protection for pest damage.  

We offer two options for mold inspection and testing, Complete and Limited.  A Complete mold inspection includes a full home assessment and air sampling.  Limited is intended for direct sampling of a specific area of concern.  A complete mold inspections is part of our Air Quality Inspection which includes Radon testing at a reduced rate. 

Everyone should have their water tested a least once a year.  Changes to the environment and geological conditions can influence the chemical makeup of the water we drink.  We offer various testing panels for all scenarios and conditions, private well, city, and tests for VA, FHA, and USDA loan minimum requirements. 

Wastewater systems are major components and require special licensing to inspect.  They are easy to maintain yet expensive to repair.  We confirm the systems are functioning as per design.  The only way to thoroughly inspect a system is to pump out the tank, however we offer the option to forgo the pump out if cost is a concern. 

Private wells are meant to provide an adequate source of water to the dwelling.  We qualify the components are operating as intended to provide a sufficient supply of water.  We check the pressure tank pre-charge & draw-down, switch cut-in and cut-out settings, flow rate, and take samples for a basic water quality test.
