WHAT TO EXPECT FROM YOUR HOME INSPECTOR

The NC Standards of Practice and a Realm Home Inspection

If you made it this far, you should have a good idea of the value that we bring you with a Realm Home Inspection. If you add the above with the covered systems below, you’ll be in a fantastic position to make a truly informed decision.

  • Roof

    The roof is one of the most complex, costly, yet essential systems on the home. Your home inspector will examine the roof, its structure, covering (shingles, tiles, etc.), flashing, gutters, downspouts, and more.

  • Exterior

    Walkways, patios, driveways, doors, decks, balconies, siding, eaves and soffits, fascia, paint, attached garages, their operable doors, and other elements of the home’s exterior.  To sum up, there is quite a bit to the exterior of the home, and we inspect it all.

  • HVAC

    Staying comfortable in your home is a necessity.  To begin with, we visually inspect the heating, ventilation, and air conditioning systems.  Additionally, we assess the ducts, furnaces, boilers, heat pumps, and air conditioning units (excluding window units).

  • Plumbing

    All of the accessible plumbing will be visually inspected. This includes operating the fixtures for proper function.  Among others, we assess any tubs, sinks, showers, and hose bibs (spigots). Where visible, we check out the plumbing lines to look for leaks and other flaws with this system.

  • Electrical Systems

    Your home inspector will visually assess the interior and exterior electrical systems, including service drops, service masts, grounding, a representative number of outlets, main service panels, distribution panels, circuit breakers, etc.  However, photovoltaic (solar) systems are not included.

  • Appliances

    Testing and examining installed appliances like stoves/ranges, built-in microwaves, and dishwashers is a requirement.  Therefore, you’ll know what’s working before you move in.

  • Windows & Doors

    Windows and doors come in all shapes and sizes.  Most importantly, we check all exterior doors.  Then a representative number of windows and interior doors are inspected.  We’ll look for proper sealing and drafts, signs of water damage, rubbing, improper latching, and more.

  • Interiors

    Interior space inspections include steps, stairways, balconies, railings, counters, and a representative number of built-in cabinets and doors.  Cosmetic issues including scuff marks on walls, nail-pops, dirty grout lines, and poor choices in paint color are excluded.

  • Foundations, Basements and Crawlspaces

    You cannot build a great building on a weak foundation.  Therefore, we examine crawlspaces and basements to look for signs of water intrusion, foundation cracking, or shifting, along with other potentially hazardous issues.

  • Attic, Ventilation & Insulation

    Your home inspector will examine the attic to ensure it is properly ventilated, check for moisture, assess insulation levels, and more.

Pass or Fail?

“Did my home pass?” is a question often asked of a home inspector. Unfortunately, that’s not how inspections work. The truth is, as the home ages, its components break down, maintenance gets deferred, and bad things happen to good homes.  In all fairness, even the homes that are meticulously maintained hide a few secrets.  It’s a simple fact of homeownership. The bottom line is a Realm Home Inspection is your safe way of knowing what condition the home is in.  

What about Code?

We inspect each property according to the North Carolina Standards of Practice. It’s important to understand that we are not Code enforcers, although code and our standards do overlap in some areas. A home does not simply pass-or-fail. It is an evaluation of the property’s condition at the time of the inspection.
