Phase 2: Pre-Drywall Inspection
Evaluate accessible framing and mechanical, electrical and plumbing rough-ins before insulation and wall coverings conceal the work. Coordinate the construction stage, readiness and authorized access with your builder and Realm before booking. An independent inspection complements the public inspection process; it does not replace municipal approvals or a design professional’s evaluation.
Standard Pre-Drywall Inspection
The Standard tier, also described as Basic in existing booking materials, reviews the main accessible structural and rough-in systems. Confirm the tier name and agreed scope in your quote.
- Framing: observed headers, beams, studs, roof framing, floor framing and subfloor conditions.
- Electrical rough-in: accessible wiring routes, box placement and protection concerns.
- Plumbing rough-in: accessible supply and drainage routes, supports and clearances.
- HVAC and venting: accessible duct routes, supports, sealing and exhaust paths.
- Reporting: representative examples of recurring concerns help explain the issue and guide the builder’s review.
Advanced Pre-Drywall Inspection
The Advanced tier adds a more detailed review of accessible work and location-specific documentation.
- Plan comparison: comparison with the supplied permitted plans, engineering documents and builder design schedules.
- Selected options: review of documented structural upgrades and specified rough-in locations, where accessible and included in the agreed scope.
- Detailed reporting: individual locations and photographs for observed concerns, rather than relying only on representative examples.
- Field communication: on-site framing markings can identify observed deficiencies, subject to builder/site permission and the agreed scope.
Provide current plans and option selections before the visit so the comparison scope can be confirmed. Missing documents, concealed work or restricted access can limit the evaluation. Neither tier guarantees that every defect will be found, certifies structural design or ensures future performance.
Timing and next steps
Arrange the visit while the relevant work remains visible, ideally before insulation. Confirm readiness with the builder and allow time to review the findings before construction proceeds. Expect your report by the end of the next business day after the inspection, barring unusual circumstances.
Use the report to raise specific questions and track the builder’s response. Any repair verification or additional visit should be agreed separately. Request a quote with your address, stage, plans, chosen tier and construction deadline.
