Choose the right inspection stage
- Pre-purchase inspection: review accessible systems and components before making decisions about an existing home.
- Pre-listing inspection: identify concerns a seller may want to evaluate or address before listing.
- Maintenance inspection: organize maintenance priorities and recommended further evaluation.
- Pre-drywall inspection: coordinate with your builder while framing and rough-in work remain visible. Inspection of a finished new home is a separate stage.
A visual home inspection is limited by access and conditions at the time of the visit. It does not guarantee that a property is free of hidden defects, certify complete code compliance or replace required municipal inspections.
Planning for an Apex property
For a home near downtown or an older home that has been renovated, gather available repair invoices, addition details and permit records. For a newly built home in Bella Casa, Scotts Mill or another Apex-area community, confirm the actual construction stage and builder access requirements rather than relying on the neighborhood name.
Confirm the permitting jurisdiction and utility connections for the specific parcel. An Apex mailing address alone does not establish the authority responsible for the property. The Town of Apex website is a starting point for town department contacts and services. If the property uses a well or septic system, discuss the separate inspections and water samples needed.
Optional inspections and testing
- Radon testing requires at least 48 hours of collection. Reports are typically available 5–7 business days after the inspection or monitor deployment, depending on timing.
- Wood-destroying insect reporting (WDIR) is a separate service, typically reported within a few business days.
- Sewer scopes inspect accessible portions of the line by camera; access and line conditions can limit the view.
- Septic inspections evaluate the selected system scope; they do not guarantee future performance.
- Mold sampling answers questions about the samples collected. Laboratory results typically take 72–96 hours from sample submission and do not establish conditions in every part of the home.
- Pool and spa inspections can be arranged when those features are present.
Reports, equipment and travel
Expect the home inspection report by the end of the next business day after the inspection, barring unusual circumstances. Laboratory and specialty reports have separate timelines. Tell us about your due-diligence or builder deadline before scheduling.
Thermal imaging is included with finished-home inspections, new and existing. Drone use is routine when appropriate for the service and allowed by weather, airspace and site conditions. Standalone specialty services do not automatically include these tools.
Realm is based in Fuquay-Varina and serves Apex by appointment. Driving distances over 55 miles typically carry a travel fee; longer trips can be arranged. Your quote should confirm the address, services and any applicable fee.
Apex home inspection questions
How long should I allow for the inspection?
Timing depends on the property size, age, condition, access and selected services. Ask for an estimate when booking and arrange a time to discuss findings. An inspection appointment and a laboratory testing period are different timelines.
Can I attend?
Discuss attendance and the best time for a walkthrough when scheduling. This gives you an opportunity to ask questions without assuming every area will be safe or accessible to enter.
What will the report tell me?
The report documents observed conditions within the agreed scope, with explanations and recommendations for next steps. Further evaluation may be needed to determine the cause, extent or repair cost of a concern.
Should I inspect a newly built home?
A new home can have defects as well as incomplete work. Match the inspection to the construction stage and leave time to review the findings with your builder. An independent inspection supplements the information available to you; it does not replace builder obligations or municipal inspections.
