Cary Home Inspection Guide: Planning for Buyers and Sellers
Buying or selling a home in Cary starts with questions about the individual property. Its age, maintenance, alterations and accessible condition are more useful inspection inputs than a neighborhood label or an undated market statistic. This guide, originally published in 2025, has been updated to explain inspection planning and service scope.
Realm Inspections is based in Fuquay-Varina and serves Cary and the greater Raleigh market. Visit our Cary home inspection page for service information.
For homebuyers: leave time for follow-up
Arrange the pre-purchase inspection early enough to review the report, ask questions and obtain further evaluations if recommended. Coordinate your contractual deadlines with your real estate agent or attorney. Inspection findings do not automatically determine what a seller must repair.
- Share known concerns, disclosures and relevant repair records before the appointment.
- Confirm access to the property and the systems to be inspected.
- Identify any additional services you want before scheduling.
- Allow time for contractor estimates or specialist assessments when findings need clarification.
New construction and existing homes
For a new home, coordinate inspection timing and site access with the builder. A new-construction final inspection is distinct from required municipal inspections and is not a code-compliance certification or warranty.
For an existing home, ask about roof and equipment replacement, moisture history, renovations and maintenance. Conditions vary from property to property, including within the same neighborhood. The inspection evaluates accessible systems within its agreed scope; it does not reveal every concealed condition or predict future failures.
For sellers: use findings to plan
A pre-listing inspection can help identify issues to investigate before marketing the property. Discuss repair priorities and disclosure questions with the appropriate contractor and your real estate professional. It does not guarantee a faster closing, a higher sale price or that a buyer will waive an independent inspection.
Choose additional services for the property
Do not assume environmental testing or pest inspections are included in the general home inspection. Confirm the service, sampling scope and separate result timeline when booking.
- Mold inspection and agreed sampling: discuss moisture concerns and the questions testing can address. Sampling does not certify a home as mold-free.
- Radon testing: collection requires at least 48 hours. Reports are typically available 5–7 business days after the inspection or monitor deployment.
- Water quality testing: select the appropriate panel. Biological results typically take 3–4 days from sample submission; inorganics typically take 7–10 business days.
- Wood-destroying insect inspection/report: confirm the scope and any lender requirements. WDIR is typically available within a few business days.
Mold laboratory results typically take 72–96 hours from sample submission. Laboratory turnaround depends on the vendor and is separate from the home inspection report.
Connected devices and home offices
A home inspection does not establish internet speed, wireless coverage, cybersecurity or the capacity for planned electrical additions. Arrange the appropriate provider or contractor evaluation when those features matter to your purchase. Our smart-home inspection questions for Cary buyers cover records, demonstrations and specialist follow-up.
What to expect from Realm
Expect the home inspection report by the end of the next business day after the inspection, barring unusual circumstances. Thermal imaging is included with inspections of finished homes, both new and existing; standalone services have their own scope. It evaluates surface temperature patterns and cannot see through walls.
Tell us the property location, construction stage and services you need. Travel beyond 55 driving miles typically involves a quoted travel fee. Review the buyer inspection checklist or schedule an inspection to begin planning.
